Common defects in remedial work
News October 2022
Successful completion of remedial repairs to an existing strata building is specialist work, and CJ Duncan are leaders in this field. CJ Duncan completes hundreds of remedial projects each year, that vary in size, value and complexity.
A common defect that we often repair are failing cavity flashings. Generally cavity flashings leak due to the incorrect installation of cross cavity flashings or in some cases due to a flashing never being installed in the first place. The photo above is an example of brickwork where the cavity requires a flashing to be installed retrospectively.
Another common defect that we often repair is balcony area membranes that fail and cause leaking into the apartments below. These membranes often fail due to either poor workmanship or incorrect product selection – or both. Our remedial team know what materials to use and how to use them, guaranteeing that our work doesn’t fail. Please see the photo which is an example of a balcony area where our team has installed a high quality sheet membrane.
